Tiles are loose or the wood finish is cloudy after a water leak
Water damage that stayed on the surface is a covering job, not a new floor. Tiles that sound hollow but sit over a solid floor come up, get cleaned, and go back down. A white, cloudy haze in a wood finish is trapped moisture, and sanding and refinishing clears it. Replace the floor only when it feels soft or spongy underfoot, because that is the subfloor, not the covering.
